RENTAL AGREEMENT

Renters Responsibilities

Kelowna Waterfront Vacations, the owners of the cottages at Secret Point and the Strata (hereinafter called “We” or “Our”) cater to family and mature adult groups and accordingly have a zero tolerance policy for any disturbance of the peace, including, but not limited to parties or excessive noise of any kind. In the event that We deem guest(s) to have committed a policy violation, We have the right to evict the guest(s) and all occupants, without notice, and all pre-paid rents, deposits, and purchases shall be considered earned and therefore be retained by the property owner. Guest(s) covenant and warrant:

1. To take care and respect the property;
2. Immediately report to the owners, without exception, any damage caused by them, their guest(s) or any other party;
3. Immediately upon check-in report any pre-existing damage;
4. To abide by all Strata by-laws, policies and regulations at all times. A copy of Strata Rules has been provided in each cottage.  If you cannot find it, it is the guests’ responsibility to contact the owners directly to advise them and request a copy of same. Pursuant to Strata rules, Strata violations are subject to fines levied by the Strata Corporation, which will be automatically deducted from the damage deposit.
5. To watch all children carefully at all times as the property, landscaping and terrain contain sources of potential danger such as: many stairs, steep slopes, deep water, pressurized propane for barbeque, etc.;
6. To be responsible for cottage valuables during their stay by locking entrance doors and windows whenever leaving.

 
Cancellation Policies

Any cancellations must be received in writing. Cancellations received more than 45 days prior to arrival will receive a full refund less a $100.00 administration charge. Reservation modifications made more than 45 days prior to arrival are subject to availability and a $100 administration charge, which is waived in the case of an upgrade of equal or greater value.

Cancellations received 45 days or less prior to arrival are subject to forfeiture of all monies paid. Reservation modifications made 45 days or less prior to arrival are subject to availability and a 10% administration charge. Modified reservations are non-refundable. Any reduction in length of stay will be considered a cancellation and subject to the cancellation policies contained herein. 

Rates 
Price is subject to change without notice. Prices of pre-booked stays cannot be changed.

 
Number in Party

The maximum number of guests per property must not exceed the posted capacity on Kelowna Waterfront Vacations website. No extra guests will be permitted on the property at any time without the property owners’ written consent.  All violations will result in eviction without notice and subject to fines.

 
Damage Deposit

Damage Deposit in the amount $500.00 is required and payable at the time of booking. Additionally, all Strata violations are subject to fines levied by the Strata Corporation which will be automatically deducted from the damage deposit. 

Pet Policy

Sorry, only pets of small size are accepted at special request. Pet Deposit in the amount of $250.00 is required and payable at the time of booking. 

Smoking

ABSOLUTELY NO SMOKING is permitted inside the cottages. A $300 fine will be deducted from the damage deposit if there is a smoking violation.

 
Check-In/Check-Out 
Check-in: 4:00pm. Check-out: 10:00am sharp.

 
Keyless Entry

Guests are provided with keyless entry code one weeks prior arrival upon receiving full payment. 

Water Activities

It is the sole and absolute responsibility of guest(s) to exercise caution when going into the Lake. 

Cleaning of property

Guests are required to complete the cleaning requirements prior to checking out. These requirements include: washing and putting away all dishes, leaving accommodations organized and tidy, taking all garbage to designated disposal site, turning off light, fans and all hit registers, and locking all doors and windows. Please be advised that should the cottage not be left in the above mentioned condition, a deduction will be made against the damage deposit at a rate of $25/hour.  
 

Disclaimer 

Kelowna Waterfront Vacations, its Agents and the Owners shall not be held liable for, amongst other things, for any damage, injuries, illness, acts of God, or any circumstances whatsoever occurring during or affecting a guest’s reservation or stay. Please be advised that our accommodations contain many stairs and not recommended to elderly people, people with disabilities and very young children.  

The guest(s) are hereby warned that the water at The Cottages at Secret  
Point is not potable (not safe for human consumption) and the guest(s) are  
responsible to provide their own drinking water. 
 

Contractual Agreement 

Confirmed reservations by way of email represent notice to guests of all above terms and conditions, regarding waiver of liability, cancellations and security agreement. Guests are deemed to have read and agreed to the above mentioned policies.
